Phuket Real Estate 2026: Why Hotel Brands Are Buying In
Big Hotel Brands Are Betting on Phuket. Here Is What It Means for You.
Dusit is building a hotel near Patong Beach. Origin is spending 11.65 billion baht on the island. Bangkok developers, meanwhile, are selling land. A short read on what that tells us.
TL;DR
Dusit will open ASAI Patong, about 85 rooms, five minutes from Patong Beach, in 2029.
Origin Property is investing 11.65 billion baht in Phuket, including 601 hotel keys and two new condos.
Phuket rental yields are reported at 7% to 10%. Most big global cities sit at 2% to 5%.
About 70% of buyers are foreign. Poland is now raising up to 15.9%, ahead of China at 6.4%.
Land prices are up around 300% in three years, and 40,000 to 50,000 units are in the pipeline. Choose carefully.
What just happened
Two announcements landed close together, and together they say more than either does alone.
First, Dusit Group will open ASAI Patong in 2029, a hotel of around 85 rooms about five minutes from Patong Beach and an hour from the airport. Dusit already runs nine brands across 50 hotels in 19 countries.
Second, Origin Property is putting 11.65 billion baht into new Phuket projects. That includes 601 hotel keys worth 2.7 billion baht:
Moxy Phuket Chaofa, 251 keys, opening Q4 2026
Motto by Hilton Phuket Kata, 224 keys, opening Q3 2028
Moxy Phuket Cherngtalay, 126 keys, opening Q4 2028
Origin is also launching two condos, one in Cherng Talay with 546 units from 3.19 million baht and one in Kathu-Patong with 378 units from 2.69 million baht.

Why this matters if you own property here
Hotel groups study a location for years before they build. When several commit to the same three areas, Patong and Kathu, Kata and Chalong, and Bang Tao to Cherng Talay, they are backing Phuket well past the current tourist season.
That helps owners in three simple ways.
More visitors. Big brands bring loyalty programmes and booking power that a single villa owner cannot match.
Better local services. Hotels train and employ housekeepers, technicians and chefs. Your rental property hires from the same pool.
Clearer pricing. Hotel rates are public, so you get a real benchmark for what your property can charge.
The fair counterpoint: 601 new hotel rooms also compete for the same guests. Standard one bedroom condos will feel that most. Villas, larger units and homes with a pool or a view are harder for a hotel to copy.
The numbers, in plain terms
The Nation reports Phuket rental yields of 8% to 10%, against 2% to 5% in major cities overseas. Bangkok Biznews puts Phuket at 7% to 10%, with annual price growth of 15% to 20%.
The buyer has changed too. Foreigners are about 70% of the market, led by European 62.5% and China at 6.4%. Poland passing China is new, and most marketing has not caught up.
This shift is not a fad. Thai agencies are focusing more on international clients because slow growth, high household debt and tighter lending have weakened local buying power.
Buyer mix. European is 62.5% of foreign buyers. That is a lot of weight on this country zone. Market to a wider audience.
Land cost. Prices are up about 300% in three years, reaching around 100 million baht per rai on beachfront Bang Tao and in Patong. Higher land cost eventually means higher prices and thinner yields.
Supply. 40,000 to 50,000 units are in the market. Some sell out in two months. Most do not. Location and developer track record matter more than ever.
The Bangkok contrast. Several large Thai developers are selling land to raise cash, including Property Perfect, Pruksa, Bangkok Land and Berli Jucker. Phuket is the exception right now, not a market immune to national conditions.
What to do next
If you own: check what is opening near you by 2028, then decide whether to compete on price or stand out on space and privacy.
If you are buying: ask for real booking data, not projections. Work out the net yield after management, upkeep, tax and empty weeks.
If you are selling: your likely buyer is European, and is buying to invest. Good photos, clean paperwork and a proven rental record beat a lower price.
How SEA Property can help
We have watched Phuket change for more than 27 years, from the days when Bang Tao was farmland to beachfront land there trading near 100 million baht per rai. One thing has stayed true. The right property for the right buyer is what makes a purchase work.
Our office at SEA Property sits in Cherng Talay, minutes from where much of this new investment is landing. We start with what you want, not with what we have on our list. We give you honest yield ranges for your specific area, walk you through foreign ownership options and title checks, and tell you plainly when a project is not right for you.

Explore Common Questions About this Blog
1. Is Phuket property still a good investment in 2026?
The numbers are still strong. Yields are reported at 8% to 10%, against 2% to 5% in major global cities, and foreigners make up about 70% of buyers. But land prices are up around 300% in three years and supply is high, so the property you choose now matters more than the market itself.
2. What rental yield can I realistically expect in Phuket?
Published figures sit between 7% and 10% gross. Your net return will be lower after management fees, maintenance, the sinking fund, tax and empty weeks. Villas and larger, well located condos usually hold their pricing power better than standard one bedroom units.
3. Who is buying property in Phuket right now?
Poland at 15.9% and China at 6.4%. Poland moving ahead of China is recent, so sellers should broaden their marketing beyond the traditional Poland and Chinese audiences.
4. Do new hotels raise nearby property values?
They can. ASAI Patong opens in 2029 with about 85 rooms near Patong Beach. New branded hotels lift an area profile, deepen the local service pool and create visible rate benchmarks. They also compete for short stay guests, so distinctive properties gain more than generic ones.
5. Where is the new investment going in Phuket?
Three areas. Patong and Kathu, where ASAI Patong and Origin Kathu-Patong are planned. Kata and Chalong, with Motto by Hilton and Moxy Chaofa. And Bang Tao to Cherng Talay, with Moxy Cherngtalay, Origin Wellness Residence Cherng Talay and the Bangtao Beach projects.
